Miami in July hits you like an open oven the second you step out of the airport, and by the time I'm crossing the marble lobby of the Marquesa Hotel three hours later, my blowout has already started staging a quiet rebellion against the humidity.

I check my reflection in the brushed-gold elevator doors and tug the seam of my emerald slip dress straight.

The woman staring back at me looks composed.

Sharp cheekbones, eyeliner I drew on the plane with a steady hand, a single gold cuff above my elbow.

Nothing about her suggests she sketched preservation overlays at thirty-five thousand feet and forgot to eat lunch.

"Forty-second floor, ma'am?" the attendant asks.

"Please."

The doors slide shut. I let out one slow breath, the kind Kiara taught me back in grad school — in for four, hold for four, out for six, and for God's sake stop clenching your jaw, Ari.

The gala spills across the rooftop in waves of champagne flutes and white orchids, the Miami skyline burning gold behind a glass balustrade.

A jazz trio plays something low and brassy near the bar.

Servers float between guests carrying trays of tuna crudo on porcelain spoons.

Every man here is wearing a watch worth more than my mother's first house.

I scan for my firm's principal, Terry, and find him pinned against a column by two men in identical navy suits. He catches my eye over their shoulders and lifts his glass a fraction — good luck out there, kid. Right. I'm on my own.

I work the room the way I learned to work rooms — slowly, with intention, smiling just enough to seem warm and not enough to seem available.

I shake hands with a city councilman who pretends to remember my proposal.

I trade cards with a developer from Atlanta who keeps glancing at my mouth.

I sip sparkling water from a champagne flute and tell myself it counts.

Then I drift past a cluster of investors near the railing, and a man with a salt-and-pepper goatee says, loud enough to carry, "The community-focused stuff is cute on paper. It doesn't scale. You put a bodega next to a five-star and watch what happens to your per-square-foot."

The woman beside him laughs. "Affordable units are charity, Greg. Call it what it is."

I stop walking.

I shouldn't. I know I shouldn't. Terry is watching. Half the people in this circle could blacklist me from every meaningful project on the Eastern seaboard with one phone call. But the words are already moving up my throat like they always do, faster than my better judgment.

"Charity is when you give something away," I say, stepping into their orbit. "Designing buildings that don't displace the people who built the neighborhood is just good planning. The bodega's been there since 1962. The five-star showed up last Tuesday."

Greg looks me up and down like I'm a coat-check girl who wandered into the wrong conversation. "And you are?"

"Arielle Sutton. Senior architect, Halloran-Reyes. I drew the preservation overlay for the southern parcel of the district your team is about to celebrate."

His smile tightens. The woman beside him suddenly finds her phone fascinating.

I'm about to twist the knife — politely, professionally, the way I've been twisting knives in rooms like this for nine years — when I hear it. Behind me. A man's voice, low and unhurried, speaking to someone over by the bar.

"The southern parcel's the easy part. We bring the wrecking crews in by Q2, push the footprint another two blocks east, and we double our retail frontage by the time the cranes leave."

I turn.

He's standing with his back half to me, one hand in the pocket of a tuxedo that fits him like it was sewn on his body — tall, broad through the shoulders, dark blond hair cut close.

He's gesturing with a tumbler of something amber, and the man he's talking to — older, balding, expensive watch — is nodding like he's been told the gospel.

Two blocks east. That's the historic corridor. That's three churches, a Cuban bakery that's been there since the Bay of Pigs, and the only Black-owned newspaper office still standing south of Overtown.

I don't decide to walk over. My feet just go.

"Sorry," I say, slotting myself between them with a smile so polite it could cut glass. "Did you say two blocks east?"

The man with the tumbler turns, and the first thing I notice is his eyes — gray, the color of a sky right before it opens up. The second thing I notice is that he's already smiling, faintly, like I'm a small weather event he's been expecting.

"I did," he says.

"You can't."

"Can't?"

"You can't push that footprint east. Anything past Sixteenth is in the historic preservation overlay. It was federally registered in 2009. You'd need a variance from the city, an environmental review, and a sit-down with about four community boards who will eat your wrecking crew for breakfast."

The older man chuckles nervously and looks at his shoes.

The gray-eyed man does not. He just tilts his head a half-inch, like he's adjusting a camera lens to see me better.

"You sound very confident about that, Miss?—"

"Sutton. Arielle Sutton. And I am confident, because I'm the one who drew the overlay."

"Ah." His smile widens by a fraction of an inch. "Then I owe you a drink. Or possibly a lawsuit, depending on how this conversation goes."

"Nolan." The older man clears his throat. "I'll, ah — let you two."

He vanishes. Smart man.

The one left — Nolan, apparently — takes a slow sip of his drink, watching me over the rim. "Ashford," he says. "In case Greg over there didn't get around to it."

Of course. Of course. Ashford Urban Development. The name is on half the press releases in my inbox.

"Mr. Ashford."

"Nolan."

"Mr. Ashford," I repeat, and his mouth twitches.

"You always crash conversations you weren't invited to, Miss Sutton?"

"Only when the people in them are about to bulldoze a sixty-year-old bakery."

"That bakery is six thousand square feet of underperforming retail on land worth eight figures."

"That bakery is where three generations of a family learned to make pastelitos. You can't put a per-square-foot value on that."

"I absolutely can. I do it every morning before coffee."

"Then I feel sorry for your coffee."

It comes out before I can stop it, and for a beat I think I've finally done it — torched my career on a rooftop in Miami in front of God and the city council. But Nolan Ashford throws his head back and laughs. Actually laughs, loud enough that two women near the railing turn to look.

"Miss Sutton," he says, recovering, "do you have any idea how long it's been since someone at one of these things told me they felt sorry for me?"

"I'd guess never."

"Correct."

"Maybe you should get out more."

"Maybe I should." He shifts his weight, and somehow he's a half-step closer than he was before. "Stay. Have a real drink. Tell me about your overlay."

"I'm here to network, Mr. Ashford."

"You're networking right now. I own the project."

I open my mouth. Close it. He watches me put it together with the same patient amusement he might give a chess opponent he's already three moves ahead of.

"Of course you do," I say.

"Of course I do." He lifts his glass. "Welcome to Miami, Miss Sutton."
