Chapter 3
Delaney
She signed the pavilion contract at a kitchen table that wasn't hers, in Hollis's rented condo up over the water, because she could not make herself do it under Beckett's roof.
The condo had the particular bareness of a place rented by the quarter.
A folding chair stood in for a second dining seat.
There was one good lamp, borrowed light, and a wall of drawings taped up over a radiator that ticked and knocked as it came on and filled the room with the dry hot smell of warming dust. Hollis's reading glasses sat folded on a stack of trade magazines.
Two dead orchids nobody had the heart to throw out leaned in a jar on the sill.
Down below, the harbor moved gray and slow past the window, a ferry pushing across it trailing gulls, and the whole pane was cold to be near, a draft coming off it that raised the hair on Delaney's arms even with her coat still on.
The pen Hollis handed her was cheap, a giveaway from a lumber supplier, chewed a little at the cap.
It wrote anyway. It wrote her name. Coffee cooled in two mismatched mugs, one chipped.
The radiator ticked. Somewhere in the building a door closed, a dog started up, then went quiet again.
It smelled of burnt grounds, eucalyptus, and warming dust. It was the happiest room Delaney had stood in for years, and it was not even hers.
She signed her whole self back into the world at a folding table in it while a stranger's dog barked twice downstairs.
The condo was small and bright and full of the particular mess of a woman who traveled for a living, a suitcase open on the sofa, three coffee cups in the sink, drawings taped up on the walls with painter's tape because the lease said no nails.
It smelled like burnt coffee and the eucalyptus oil Hollis rubbed on her bad shoulder, and it was, Delaney thought, the happiest room she'd stood in for years, and it wasn't even hers.
"You're shaking," Hollis said, sliding the pen across the table.
"I'm caffeinated. You make coffee like tar."
"You're shaking." Hollis sat back with her own cup held against her chest with both hands and watched Delaney's hand travel down the signature line.
She didn't gloat. She just watched, steady and warm, the way she'd watched a terrified twenty-four-year-old her first day on a job site.
"Fifteen years I've watched you make yourself small enough to fit through that family's front door.
Fold yourself up and iron yourself flat and go in smiling.
This is the first thing you've put your name to for your own self since the wedding license, and I would bet this whole bad cup of coffee that the license shook a lot less. "
Delaney set the pen down. Her name sat there in blue at the bottom of the page, all the loops landing where they were supposed to land, a whole architect folded up small inside a signature and waiting to be let out.
"Don't make me cry before nine in the morning, Hollis. I did my mascara in the car."
"Wouldn't dream of it. Save it. Cry at the site." Hollis reached over and tapped the signed page once with a blunt finger. "It photographs better at the site."
The site was a long strip of waterfront the city had let go feral, all chain-link fence and gull-scream and a cracked concrete apron heaving up into weeds, and below it the gray harbor slapping at the pilings in a slow, patient, endless rhythm, water that had all the time in the world and knew it.
Delaney stood at the fence line with the wind coming off the water straight through her coat like the coat wasn't there, and she looked at the ugly, magnificent nothing of it, the ruined apron and the failing seawall and the wide flat sky, and for the first time in longer than she wanted to count on her fingers, her hands actually itched to make something.
"Careful," a voice said behind her. "You've got the face."
She turned. A man about her own age stood a few feet off, in a canvas work jacket gone soft with washing, a roll of drawings tucked under one arm and a paper cup of coffee going cold in his other hand, and he was watching her watch the water with open, unhurried interest.
"What face," she said.
"The one where you're already building it.
You're about four floors up in your head right now, I can see it happening.
" He shifted the drawings and put out his free hand.
"Julian Reyes. Structural. Hollis dragged me into this eight months back, when it was still somebody else's beautiful disaster.
Now it's ours, apparently, which I'm still getting used to, and I have to be honest with you, I read three of your buildings before I drove out here this morning and I was half hoping you'd turn out to be overrated.
" A quick grin, there and gone. "You're not.
The Kessler annex still keeps me up some nights.
That roofline has absolutely no business working and it works anyway. "
Delaney took his hand. It was warm and dry and it gripped hers like she was a colleague, and it had been such a long time since a man had led with her buildings instead of her last name that she had to take a second to find her footing on it.
"It works because it's cantilevered off the old load-bearing wall," she said. "The one nobody on the committee wanted to keep. I had to fight for six weeks to keep that wall."
"I know. I read the fight in the drawings.
That's the part that keeps me up." He let go of her hand and turned back to the fence and the water beyond it, all business now, the grin folded away.
"Walk it with me before the committee gets here and everybody starts performing.
I want you to see where the seawall's lying to us before anyone tells you it's fine. "
So they walked the cracked apron together, and Julian talked to her the whole way the way you talk to a peer and not to a Fairbanks, pointing with his cold coffee at the heaved concrete, at the tide line stained dark on the pilings, at the exact place where the ground remembered being water and was patiently, daily, trying to be water again.
And she talked back. She crouched and put her palm flat on the cold wet concrete and felt the give in it, and somewhere in the middle of all of it she stopped hearing the gulls and the slap of the harbor and heard only the problem, the good hard beautiful problem of holding something up over water that wanted it gone, and her chest cracked open around it the way it hadn't cracked open around anything in a year.
The committee arrived in two black cars, and the war arrived in a third.
Delaney knew the shape of the trouble before the third car door had even finished swinging shut, because she knew the woman climbing out of it.
Camel coat belted hard at the waist. Pale hair pulled back so tight it lifted the corners of her eyes.
A tablet held flat against her chest with both arms like a breastplate she'd strapped on in the car.
Sabine Voss designed commercial waterfronts up and down this entire coast, and Sabine Voss did not lose competitions, and now Sabine Voss was standing on Delaney's site in the wind, smiling with only the bottom half of her face.
"Delaney." She crossed the broken apron with her hand already out, picking her way in good heels. "I heard Hollis called in a favor. I genuinely didn't believe it. You've been, what, gone? All these years. Raising money for the foundation, I suppose. The galas. It's good work, that. Important."
"Site visit, Sabine. Same as you."
"Mm." Sabine's eyes had already left her face and gone out over the water, cataloguing, pricing, finding the weakness.
"I consult for two of your funders, you know.
The Ridgeway people especially, we go way back.
And the zoning board, well. They think the world of me over there.
" She let that settle, still smiling with the bottom of her face, her eyes still on the harbor.
"I only mean to say it's a hard site, Delaney.
Truly. The seawall alone is a career. I would just hate to see a lovely comeback story end at the permitting office. That's all. I say it as a friend."
Behind her, a man from the zoning office in a gray windbreaker had already crouched down at the cracked apron and was poking at the concrete with the capped end of a pen, shaking his head slowly at the ground before Delaney had shown him so much as a single drawing.
Julian caught her eye over the top of Sabine's pale head and gave her a look, one flick of the eyebrows, that said as plain as speech, there it is, that's the war, it started thirty seconds ago and she fired first.
"I'll take my chances at permitting," Delaney said. "I've walked out of worse rooms than that one, Sabine. Some of them at your firm's Christmas parties."
Something flickered at the corner of Sabine's mouth, there and gone. "I'm sure you have," she said, warm as anything, and it was the warmth of it, the sheer friendly heat of it, that told Delaney exactly how much blood was going to be in this water before her building ever stood up out of it.

She drove back into the city with the signed contract riding in her bag on the passenger seat and the fight already in her teeth and that thing under her sternum, the thing that had been asleep for years, wide awake now and furious and glad all at once.
And she wanted to tell someone. That was the trouble.
There was only one person she'd ever really wanted to tell things to, one person whose face she wanted to watch while she said I got it, I said yes, I'm building again, and she'd pointed the car at his building downtown before she'd even finished deciding to.
She got past the lobby on her own last name.
She got off on the executive floor and past the assistant's desk, empty, Bree gone to lunch or wherever Bree went, and she came around the corner and saw him through the glass wall of his office, on his feet, alive, and everything in her lifted at once, foolishly, all the way up, because he was right there and she had a thing to tell him and it had been so long, so long, since she'd had a good thing to bring him.
"Beckett."
He looked up. And whatever crossed his face when he saw her, it started as gladness. She was almost sure of that, later, on the bad nights when she took the memory out and turned it over. It started as gladness.
"Del. Hey." He came around the desk. "Is everything all right? What's—"
"Everything's good. Everything's actually, weirdly good for once, and I need to tell you, I have to tell you before I lose my nerve, I got a—"
His phone lit on the desk between them, face up, and the name on the screen turned his head like a hand on his jaw.
"Hang on, one second, I'm so sorry, one second.
" He had it to his ear before the apology was even finished.
"Reese. What. No. When did they say that?
" His free hand came up and pinched the bridge of his nose hard, thumb and forefinger.
"No, no, don't let anybody sign anything, don't let them in the room, I'm coming down right now, tell Halvorsen's people to hold the line.
" He was already moving, already reaching for the jacket on the back of his chair, already halfway around the desk and gone somewhere she couldn't follow him.
"Del, I am so sorry, it's the whole deal, it's live, it's happening this second, can we do this tonight?
I'll be home, I promise, we'll do it tonight, whatever it is I want to hear it, I promise. "
"Beckett, I just—"
"Tonight. I swear to God. Tonight." He caught the side of her head with a quick kiss on his way past, already dialing the next number, and the good news died right there in her mouth as the heavy office door swung shut behind him on its slow hydraulic hinge with a sigh of air.
She stood alone in the middle of his office.
Through the glass she watched him step into the elevator with the phone at his ear, already lit up, already gone, already halfway into the emergency he'd been walking toward his whole life, the one that was always waiting, the one that was never her.
The elevator doors slid shut on his good, alive, faraway face.
Delaney rode down alone in the next car. And somewhere between the fortieth floor and the lobby, in the little humming box all by herself, she told the pavilion instead. She said it out loud, quiet, just to put it somewhere, just to hear it land in the world.
"I got the commission," she said, to no one, to the brushed steel doors, to her own blurred reflection in them.
The doors opened on the bright lobby. She squared her shoulders, and lifted her chin the way Eleanor had taught her, and walked out through it into the rest of her own life, alone, and carrying it just fine.
