Chapter 7

Delaney

The model sat on the table under the committee's hard fluorescent light, white chipboard and basswood and one thin curve of frosted acrylic where the roof would peel up off the seawall, and Delaney put her hand flat on the table beside it and made herself take one full breath before she began.

The committee room was too warm and too bright, a windowless box on the fourth floor with recessed lights that washed everybody's face pale and a projector fan whirring somewhere in the ceiling.

The table was the cheap kind, laminate printed to look like wood, cool and faintly tacky under her palm.

Seven water bottles sweated on seven paper coasters.

Somebody's phone sat screen-up beside a legal pad, buzzing itself in slow circles every few minutes and getting ignored.

The model in front of her threw a small precise shadow across the tabletop, the acrylic curve of the roof catching the overhead light and holding a thin white line of it, and she wanted to put her body between the model and all these strangers, the way you stand between a stranger and a sleeping child.

The air tasted of carpet cleaner and burnt committee coffee and the plastic of the chairs.

A radiator pipe knocked twice behind the wall and went still.

She pressed her shoe to the table leg to stop her heel from going.

Her mouth was desert-dry. She reached for one of the sweating bottles, cracked the cap loud in the quiet, drank, set it back down on its little coaster with both the room and her own heartbeat waiting on her, and then she looked up at seven faces washed pale by the light, and she began.

Seven people. She counted them the way you count a jury.

A city planner with reading glasses pushed up into his hair.

Two from the client foundation, a man and a woman, both in the good quiet clothes of people who gave away money for a living.

A community-board woman near the end with her arms folded hard across her chest and her chin already set against being impressed.

And three more she hadn't been introduced to, all of them holding the little printed decks with her name on the cover in a typeface Julian had fought her over for a full hour.

She had not stood at the front of a room like this in fifteen years.

Her mouth had gone dry as paper. Her palms itched against the cool edge of the table, and under it, out of sight, her heel was going, tap tap tap on the carpet tile, until she pressed the sole of her shoe flat against the table leg and made it stop.

"I could stand up here and tell you what it's going to look like," she said. "You've got the renderings in front of you, you can see what it looks like. I'd rather tell you what it's for."

She talked for eleven minutes. She didn't sell them the acrylic curve or the recycled decking or the projected visitor numbers, the parking-garage-with-delusions pitch that Sabine would have run in her sleep.

She told them about the grandmother who'd take the morning ferry across and need a bench in the shade and a rail at the right height under her hand, and where that bench was, and why it faced the way it faced.

She told them about the schoolkids who'd come off a yellow bus and press their sticky hands flat to the long glass over the water, and what they'd see through it.

She walked the whole room slowly through the building the way a body actually moves through a building, the cold coming off the harbor that hits you at the entrance, the way the ceiling drops and the warmth pools where the roof dips low, the one long window at the end where the whole city stands up across the water and looks, for a minute, like it might just be worth all the trouble it costs you.

The community-board woman uncrossed her arms about six minutes in. Delaney clocked it without looking, the way you feel a change in the weather on your skin. That was the moment she knew she had them.

"I have exactly one question," the planner said, when she'd finished and the room had gone quiet.

He took the glasses down out of his hair.

"And I'll tell you, the winning firm from the original competition couldn't answer it, and that is precisely why they are not sitting in the chair you're sitting in right now.

The seawall is failing. Everyone in this city wants a beautiful building on this water and nobody wants to stand up and admit that the ground itself is trying to become water again underneath it.

So. What do you actually do about that?"

"I stop fighting it," Delaney said.

She let that sit for a second.

"The old design tried to hold the water out.

Bigger wall, harder edge, hold the line.

And the water is going to win that fight, it always wins that fight, it has nothing but time.

So mine doesn't fight it. Mine lets the water in, in the low places where it's going to win anyway, and it holds up hard and dry only the parts where people actually stand.

You build for the seawall you're going to have at high tide thirty years from now, not the one you wish you had this morning.

Julian Reyes ran every number on it twice.

I'll happily let him bore all of you to death with the load calculations if you'd like to be certain I'm not simply standing up here lying to you beautifully. "

The planner smiled, the first time his face had moved in eleven minutes. "That won't be necessary."

They didn't vote in the room. They never do, she knew that, you learn that early.

But she'd stood in enough rooms in her life to feel one turn under her feet, and this one had turned, the whole heavy weight of it had shifted her way.

The client-foundation chair walked her out to the elevator himself afterward and said the words very much the direction we'd hoped and took her hand in both of his, and Delaney rode down alone in the empty car and grinned at her own faint reflection in the brushed doors the whole way to the lobby, grinned like a fool, like a girl, like a person who'd forgotten she was allowed.

The grin lasted until four o'clock that afternoon, which was when Julian called.

"Don't drive," he said, no hello. "Are you driving right now? If you're driving, pull over."

"I'm sitting at a light. What happened?"

"Ridgeway pulled out." His voice was pulled tight and careful, the voice of a man holding something level so it won't spill.

"The lead funder. Two-fifths of the money for this whole thing, gone, an hour ago, no warning, no phone call, a two-line email about shifting philanthropic priorities and best wishes for the project.

Which I would almost believe, Delaney, except that I found out about ninety minutes before the email landed that their board chair had a very long lunch with Sabine Voss on Tuesday.

At the club. Where people are seen on purpose. "

The light turned green ahead of her. Somebody behind her leaned on the horn, one long flat blare, and Delaney sat through the whole green light without moving, both hands gone dead on the wheel, the harbor grin wiped clean off her face like it had never been there at all.

"She's not even bidding anymore," Delaney said. "She lost. The competition's over. She lost it. Why is she still—"

"Because women like Sabine Voss don't lose.

They simply make very sure that nobody else gets to win the thing either.

That's the whole game to her. Look." A breath on his end.

"Where are you? Come to the office. Come now.

We've got maybe until Monday, Tuesday at the outside, before the client hears that two-fifths of their money just walked out the door, and the second they hear it, they're going to start to sweat, and when a client sweats they reach for a safe pair of hands.

And guess whose hands are standing right there in a camel coat with the sleeves already rolled up. "

They worked the whole night out of Julian's cramped office up over the shuttered bakery, the good warm ghost-smell of somebody's morning bread still soaked deep into the plaster, cold coffee in paper cups going colder, and a whiteboard on the wall covered end to end in the name of every human being either of them had ever met who had money or knew where money slept.

And it was hard, and it was the good kind of hard, the exact kind she'd folded up in a napkin and put away fifteen years ago.

Julian was fast, and he thought two moves ahead of her and then waited for her to catch up without ever once making her feel slow, and he was funny at two a.m. in the specific way people get funny when they're exhausted and losing and refusing to lose, and he never, not one single time all night, talked over her.

And somewhere around three in the morning, when they'd crossed the ninth dead name off the board in a row and stood there staring at the wreckage of it, he dropped his marker on the desk and looked at her across the mess of paper cups and said, "For the record.

So it's said out loud once. You'd have won that room this morning even without the seawall answer.

I've watched a great many people pitch a great many rooms in my life.

That wasn't a pitch. That was somebody standing up and remembering, in real time, that she was good. It was something to watch."

Something warm moved through her chest at that, low and unexpected, and she set it down very carefully where it was and did not pick it back up, because her hands were already full and her ring was still sitting in a dish two hours north of here.

"Callaway," she said instead, pointing at a name low on the board that they hadn't crossed off. "The developer. Does all that waterfront preservation work up the coast. You know him."

"I know his COO better. And she owes me, from a thing I'm not going to tell you about." Julian was already reaching for his phone. "It's three in the morning, Delaney."

"She owes you at three in the morning or she doesn't really owe you at all."

He grinned, and put it on speaker, and set the phone face up between them on the desk, and by the time the windows were going gray with dawn they had a verbal commitment out of the Callaway Group for the entire two-fifths and a little extra besides.

A better partner than Ridgeway had ever been, if she was honest, community-minded and camera-ready and exactly the kind of clean local name that would make a nervous client stop sweating overnight.

They'd clawed the whole thing back in a single night, them, out of a room over a dead bakery, and when the yes finally came down the line Julian put a flat hand up in the air between them and she smacked it, hard, and it was the first time she'd high-fived another human being since college.

She drove home into the sunrise wrung out and electric and hollow and full all at once, and somewhere on the highway her phone buzzed on the passenger seat with a text from Knox, of all people on earth, the most reachable and least guarded of all her brothers-in-law.

Beckett just told the whole Sunday table you saved some project overnight?? Didn't even know you were building again, sis. He's telling it like he was standing right there watching you do it. Full proud-big-brother energy over here. You okay? You good?

Delaney read it twice at a stoplight, and then a third time.

Beckett had heard about the best night of her whole comeback secondhand, from someone, from Julian's assistant or the Callaway people or the trades, she'd never know who, and he had carried it home to his family's Sunday table and told it out loud, told it proud, told it like a story he had been a part of. Told it like he'd been in the room.

He had not been in the room. Julian had been in the room. Julian had smacked her hand at dawn over a dead bakery.

She put the phone face down on the seat and drove the rest of the way home without turning the radio on, and she didn't cry, and she counted that as a win.
